Türkiye’s New Export Powerhouse!
A large-scale, 6th Region–incentivized and free-zone–certified production ecosystem is rising at the intersection of Niğde, Konya, and Aksaray—right at the heart of Central Türkiye’s logistical spine. This strategic location sits directly on the country’s key east-west corridors, fully integrated with highway and railway connections, offering not just land, but a junction of opportunities for industrial investment.
The Ulukışla district of Niğde is opening the door to a new era in Türkiye’s industrial landscape. With a 583-hectare first-phase zoning plan approved by the Ministry of Industry and Technology, this massive project is positioned as a strategic production hub at the intersection of key logistics arteries. Located within the Niğde–Ereğli–Aksaray triangle, this private industrial zone is designed not just as a manufacturing site, but as a vision for regional development.
Plans Approved, Parcels Ready
Planning details have been finalized. Approved on May 26, 2025, and prepared by the Anadolu International Private Industrial Zone, the zoning plan has been completed at both macro and implementation levels. The first phase opens 36 major industrial parcels for production, ranging from 3,000 to 500,000 square meters, totaling 4 million square meters of buildable area ready for investors.

Not Just Industry—A Living Ecosystem
In addition to manufacturing zones, the total 583-hectare plan includes commercial areas, administrative units, technical facilities, truck parking, dry port, bonded warehouses, and generous green and social spaces. There are no height restrictions, and a floor area ratio (FAR) of 1.5 applies. These lands don’t just host construction—they unlock potential.
Export Target: $10 Billion
This next-generation industrial city in Ulukışla is more than a physical investment area; it is an export-driven growth engine. With an initial target of $2 billion in annual exports, projections indicate this number may surpass $10 billion in just a few years. From electronics to automotive, digital technologies to aerospace, petrochemicals to defense, a wide sectoral spectrum is poised for investment.
60,000 Jobs – A New Social Engine
With the potential to directly employ 60,000 people, the region is not just an economic zone but a new focal point of social development. This vision is reflected in the master plan: 10% of the area is allocated for social facilities, and 5% is dedicated to green space. The Environmental Impact Assessment (EIA) has been approved—this is an industrial ecosystem that respects both people and the planet.

Free Zone + 6th Region Incentives = Unmatched Advantage
On top of its infrastructure and location, GIA offers powerful advantages thanks to its
free-zone status and 6th Region incentives. These include tax reductions, social security
premium support, interest subsidies, allocated land, and customs exemptions—all bundled for
maximum investor value.
This isn’t just an investment in industry—it’s an investment in the future.
Ulukışla is no longer just a district; it is rapidly becoming one of Türkiye’s new capitals
for production and export. Ambitious, sustainable, and people-focused, this private
industrial zone is designed to grow not just its investors—but the future itself.
